Low inventory. High demand. Fast-moving. Competitive. These are a few terms you may have heard to describe today's housing market. If you're considering buying or selling this spring, here are some tips for success:


Buyers


  • Be prepared: Meet with a lender to get pre-approved for a mortgage (or have proof of funds if paying cash) so the seller knows you're qualified. Be ready to act quickly!

  • Be flexible: With low inventory, multiple offers are more common. To make your offer stand out, consider how flexible you can be on other terms besides price that may be important to the seller, such as the closing date or a rent-back agreement.

  • Keep emotions in check: Buying something as personal as a home is emotional, but don't let those emotions cloud your judgment or prevent you from achieving your goals.

Sellers



  • Price correctly: Even though it's a seller's market, setting an accurate list price is still key. This ultimately generates more interest among buyers and can lead to the highest sales price.

  • Make the best first impression: In addition to pricing correctly, this includes getting your home in optimal condition for both in-person and online showings by decluttering, staging, and making recommended repairs.

  • Consider all the terms: Price is often king, but it's important to look at all terms of the offer(s) including timing, financing, and other contingencies.
